How we look at a home

Every room, through three lenses

A pre-listing assessment is not a repair list. It is a judgment about what a buyer will see, what makes a poor first impression, and what is worth improving before you list. Everything else, we tell you to leave alone.

  1. What may concern a buyer

    Deferred maintenance, water stains, sticking doors: anything an inspector will write up and a buyer will use to negotiate.

  2. What creates a poor first impression

    Scuffed walls, dated fixtures, a tired front entry. The things that make a home feel smaller than it is.

  3. What can be improved economically

    Where paint and hardware return more than a renovation. We sort must-address from not-recommended before sale.

    Must address, strongly recommended, presentation, optional, and not recommended before sale.

    We recommend the collection that matches the matrix and the budget.

  5. Scope and proposal

    A written scope, schedule and price before any work begins.

Kelly’s services are available individually for sellers who plan to handle some of the work themselves.

Seller Design Walkthrough

Up to 75 minutes in the home. Verbal recommendations on priority rooms, paint direction, furniture editing, staging and curb appeal.

Market-Ready Design Plan

Up to two hours and a written room-by-room plan: paint palette, keep-move-remove furniture list, lighting and hardware, and a seller action checklist.

Design-to-Build Plan

Finish, material, paint, fixture and flooring selections with a defined True North construction scope and preliminary budget.

Listing-Day Concierge

Final styling walkthrough, furniture and accessory placement, bedding and towels, lighting check, porch styling and a final reset before photography.

Questions sellers ask

Is every listed item included in a collection?

Collection descriptions show typical scope. Your written proposal is what is included. If the home needs more, we say so before we start.

Do you guarantee a sale price?

No. Our recommendations improve presentation and reduce inspection surprises; they are not a guarantee of price, appraisal or return.

Who does electrical, plumbing or roofing?

Licensed trades are referred and coordinated where required. We stay your single point of contact.

Can you work to a listing deadline?

Tell us the target list date when you reach out and we will schedule around it. Same-week priority scheduling is available for real estate agents, and listing-day emergency visits carry a $150 emergency fee.
